Shanty Creek vs. Bellaire & Northern Michigan Vacation Homes
Why Buyers Choose the Shanty Creek Resort Area Over Other Northern Michigan Vacation-Home Locations
When buyers start looking for a Northern Michigan vacation home, I often hear a version of the same question: “Where should we really be looking?”
That can be a surprisingly difficult question to answer.
Northern Michigan has no shortage of beautiful places to own a second home. Some buyers want to wake up on the water. Others want to walk into town for dinner. Some want privacy and acreage, while others want golf, skiing and resort amenities close at hand.
For buyers who want a combination of recreation, community and four-season living, Shanty Creek Resort near Bellaire deserves a close look. The resort currently offers 90 holes across five championship golf courses, along with skiing and other four-season recreation.
But that doesn't make it the right choice for everyone. When I work with buyers considering this area, I like to compare the lifestyle they want first and the real estate second.
Four Northern Michigan Lifestyles to Consider
| Lifestyle | Current price positioning* | Recreation & access | Maintenance considerations | Often a good fit for |
|---|---|---|---|---|
| Shanty Creek golf/resort | Individual recent sales range from under $100K for some small condos to $600K+ for golf-view homes | Golf, skiing, resort activities and trails | HOA/association services can reduce some exterior responsibilities, but rules and fees vary | Golfers, families, second-home buyers, four-season users |
| Downtown/Bellaire-adjacent | Recent Bellaire median sale price: $426,786 | Restaurants, shops, community events and nearby recreation | Varies by home; generally less resort-specific oversight | Buyers who value town access and community |
| Lake-access/waterfront | Recent sales range widely; examples include $625K to $1.525M for individual waterfront properties | Boating, fishing, paddling and lake recreation | Waterfront maintenance, shoreline work and seasonal upkeep can add complexity | Water-oriented families and second-home buyers |
| Acreage/privacy | Very wide range depending on acreage, improvements and location | Trails, outdoor recreation and proximity to resort or lakes | More land generally means more maintenance and winter considerations | Full-time residents, families and privacy seekers |
*These are illustrative recent closed sales, not typical values or forecasts. The Bellaire median is an all-home-type statistic; individual waterfront and Shanty Creek sales are property-specific and should not be treated as directly comparable.
1. The Shanty Creek Golf and Resort Lifestyle
This is probably the most obvious comparison—and for the right buyer, it can be a compelling one.
Shanty Creek has five courses: Cedar River, Hawk's Eye, The Legend, Schuss Mountain and Summit.
Cedar River is particularly notable right now. The resort's Tom Weiskopf-designed course hosted the 109th Michigan Open Championship from June 8–11, 2026, after also hosting the 2025 event.
And golf is only part of the equation. Winter brings skiing and snowboarding at Schuss Mountain, while the resort promotes Nordic skiing, snowshoeing and other seasonal activities. Fall brings events such as chairlift rides offering views across the surrounding landscape, as well as golf-cart color tours on The Legend.
From a real-estate perspective, the resort lifestyle can mean convenience. A condo or attached property may provide a relatively simple second-home setup, while a golf-course home can offer the views and outdoor setting that many buyers specifically want.
The tradeoff is that buyers need to understand association dues, rules, rental restrictions and maintenance responsibilities for the specific development, not simply assume that every Shanty Creek property operates the same way.
2. The Downtown or Village-Adjacent Bellaire Lifestyle
Some buyers discover that what they really want isn't a resort—it’s a town.
Bellaire gives you a different kind of Northern Michigan experience. Instead of making the resort the center of your lifestyle, you can make the village itself the center.
That can be appealing if you enjoy restaurants, local businesses, community events and being closer to everyday conveniences.
The broader Bellaire market also offers a wide variety of housing. Redfin reported a $426,786 median sale price for all home types in Bellaire for July 2026, based on its MLS/public-record calculations.
I would be careful, however, about using that number to value a particular property. A village home, golf-course home, condominium and waterfront property are fundamentally different products.
3. The Lake-Access or Waterfront Lifestyle
If your ideal summer morning involves a cup of coffee overlooking the water rather than the fairway, the broader Bellaire and Torch Lake region deserves serious consideration.
Recent sales demonstrate how much waterfront pricing can vary. A 4-bedroom Lake Bellaire home with approximately 101 feet of shoreline sold for $1.525 million on August 21, 2026. A 3-bedroom home on 2.74 acres with 212 feet of private Clam Lake frontage sold for $1.058 million on June 17, 2026. Another Clam Lake property sold for $625,000 on August 7, 2026.
Those sales aren't a market average. They simply illustrate how dramatically location, shoreline, acreage, condition and water access can affect value.
Waterfront ownership also comes with its own maintenance considerations, including shoreline conditions, docks, landscaping, winterization and insurance.
For buyers who prioritize boating and water recreation above all else, that tradeoff may be well worth it.
4. The Acreage and Privacy Lifestyle
Then there are the buyers who tell me, “We really just want some land.”
That's a completely different search.
Acreage around Bellaire and Antrim County can provide privacy, room for family gatherings, outdoor projects and a greater sense of separation from neighbors.
The tradeoff is that more land generally means more responsibility. Driveways, snow removal, lawn care, wells, septic systems, outbuildings and access can all become part of the ownership picture.
For a buyer planning to live here full time—or someone who values privacy more than walkability or resort convenience—that can be a very good trade.
How to Evaluate Value Beyond the List Price
One of the biggest mistakes I see buyers make is comparing properties primarily by asking price.
A $400,000 condo and a $400,000 detached home aren't necessarily equivalent purchases.
When I help buyers compare properties, I want to look at:
Location: How close is the property to the activities and conveniences you actually use?
Condition: Does the home need immediate updates or major capital improvements?
Views: Is there a golf, lake, wooded or seasonal view—and is it likely to remain?
Golf frontage: Direct course frontage can be appealing, but buyers should also consider privacy and golf-ball exposure.
Water access: “Near the lake” and “deeded waterfront” are very different things.
HOA restrictions: Review dues, services, reserves, assessments and rules before buying.
Short-term rentals: Never assume a property can be rented because a nearby property is. Verify the current rules for the specific association and property.
Annual carrying costs: Taxes, insurance, utilities, snow removal, landscaping, association dues and repairs can materially change the cost of ownership.
Resale liquidity: A property that perfectly fits your lifestyle may appeal to a narrower future buyer pool. That's worth considering before you purchase.
And remember: a tax assessment, automated valuation estimate, asking price and closed sale are four different pieces of information. None should automatically be substituted for the others when determining market value.
So, Why Do Buyers Choose Shanty Creek?
For many buyers, the answer is simply variety.
Shanty Creek offers an unusual combination of golf, winter recreation, resort amenities and proximity to Bellaire. You can spend a summer morning on Cedar River, explore the area's lakes in the afternoon and enjoy the village later that evening. In fall, the resort itself becomes part of the color-season experience, including scheduled 2026 chairlift rides and golf-cart color tours.
But I don't think every buyer should choose Shanty Creek.
If water access is your number-one priority, a waterfront property may make more sense. If walking into town is what you value most, Bellaire village may be the better fit. And if privacy and acreage are more important than amenities, there are plenty of other Northern Michigan options worth exploring.
The right choice comes down to how often you plan to use the property, how much maintenance you're comfortable with, your budget, and whether golf, water, village access or privacy matters most to you.
That's where I can help.
If you're comparing Shanty Creek, Bellaire, Torch Lake and other Northern Michigan vacation-home locations, I'd be happy to put together a customized property comparison and comparative market analysis, then spend a day touring the areas and properties that fit your priorities.
My goal isn't to convince you that one location is right. It's to help you figure out which Northern Michigan lifestyle is actually right for you—and then find the property that fits it.
