Living Near Shanty Creek Resort: A Year-Round Northern Michigan Lifestyle Guide

If you have ever spent a summer morning around Bellaire, played a round of golf at Shanty Creek Resort, or watched the first snow settle over the hills at Schuss Mountain, you already understand why people fall in love with this part of Northern Michigan.

As a Realtor serving Bellaire and the Shanty Creek Resort area, one of the things I enjoy most is helping buyers look beyond the house itself. Here, the lifestyle is a big part of the decision. For a second-home buyer, retiree, golfer or family considering a move Up North, living near Shanty Creek can put four very different seasons right outside your door.

And each season has its own reason to stay.

Why Buyers Love the Shanty Creek Area

Shanty Creek is a year-round resort spanning roughly 5,500 acres across four villages, with golf, skiing, Nordic recreation, dining and other outdoor activities.

But one of the biggest advantages of buying here is that you are not dependent on the resort for everything.

Downtown Bellaire is close enough for everyday errands, restaurants, coffee, local businesses and community events, while the surrounding Chain of Lakes gives the area an unmistakable Northern Michigan character. The region's waterways provide opportunities for boating, fishing, kayaking and swimming, depending on the season.

For people who love the outdoors, there is also an impressive trail network nearby. Grass River Natural Area has seven miles of trails through wetlands, forests and waterways, and its trails are open year-round from dawn to dusk. Glacial Hills adds more than 30 miles of hiking and mountain-biking trails just outside Bellaire.

That is the kind of proximity I think is easy to underestimate until you actually live here.

Summer Means Golf, Water and Long Evenings

Golf is obviously one of the biggest draws.

Shanty Creek currently offers five golf courses and 90 holes: Cedar River, The Legend, Hawk's Eye, Schuss Mountain and Summit.

Cedar River, designed by Tom Weiskopf, is particularly noteworthy. In June 2026, the course hosted the 109th Hall Financial / Founders Brewing Co. Michigan Open Championship, bringing Michigan's top professional golfers to Bellaire for the state championship.

The other courses provide plenty of variety. The Legend was designed by Arnold Palmer and features elevation changes and views toward Lake Bellaire. Hawk's Eye, designed by John Robinson, incorporates nine water hazards into its 18-hole layout. Schuss Mountain Golf Course winds through pine forests, wetlands and rolling terrain, while Summit places more emphasis on precision and the short game.

And golf is only part of summer.

The Chain of Lakes, Lake Bellaire and nearby rivers create plenty of opportunities to get on the water, while hiking and biking trails provide another way to enjoy the landscape. Shanty Creek also has several dining options, including The Lakeview overlooking Lake Bellaire and River Bistro at Cedar River.

For me, that combination is one of the area's biggest selling points: you can play 18 holes in the morning, spend the afternoon on the lake and still be back in Bellaire for dinner.

Fall May Be My Favorite Season

If you have never experienced fall around Bellaire, put it on your list.

The hardwood forests surrounding the resort and Chain of Lakes turn into a spectacular mix of red, orange and gold. Shanty Creek even promotes fall golf and chairlift rides, while nearby Glacial Hills and Grass River provide opportunities to experience the changing landscape on foot or by bike.

This is also one of the reasons I encourage prospective buyers to visit at different times of year when possible.

A property that feels perfect during a July weekend can feel very different in November or February. Seeing the area in more than one season can help you understand whether you are looking for a summer retreat, a true four-season home or something in between.

Winter Turns the Area Into a Different Kind of Playground

Winter is where Shanty Creek's four-season identity really becomes apparent.

Schuss Mountain offers downhill skiing and snowboarding, while the resort also provides Nordic skiing, snowshoeing, tubing and other winter activities. For the 2026/27 season, Shanty Creek lists 18 kilometers of Nordic trails and offers season passes with additional discounts and benefits.

Families can build weekends around skiing and tubing, while retirees and second-home owners may simply enjoy having a quiet winter escape surrounded by snow-covered woods.

The important point is that you do not have to be a serious skier to enjoy winter here.

What Does Real Estate Near Shanty Creek Cost?

This is where having a local Realtor can make a real difference.

There is no single “Shanty Creek home price.” The market includes condos, golf-oriented properties, village homes, acreage and lake-access or waterfront properties, and those categories can have very different pricing and ownership costs.

Recent 2026 closed sales show the range.

For example, a condo at 5828 Shanty Creek Road sold for $325,000 in July 2026, while 2577 W. Schuss Mountain Drive sold for $341,000. A larger 3,132-square-foot property on 10.26 acres at 6373 Shanty Creek Road sold for $800,000 in 2026. Another Shanty Creek-area property at 4482 Schuss Mountain Road sold for $415,000 in 2026.

At the lower end of the market, condos can offer a more accessible way into the area. For example, 6177 Shanty Creek Road Unit 2 reportedly sold for $85,000 in May 2026.

These are examples—not a market average—and they demonstrate why I prefer to analyze comparable sales based on the specific property rather than quoting a broad price range.

Location, square footage, acreage, condition, views, golf proximity, association structure and access to lakes or resort amenities can all have a meaningful impact on value.

What I Tell Buyers to Check Before Making an Offer

Buying a Northern Michigan vacation property requires a little more homework than simply falling in love with the view.

I encourage buyers to investigate HOA or condominium dues, what those dues actually cover, road maintenance, utilities, septic or well systems where applicable, winter access, insurance and seasonal maintenance requirements.

Short-term rentals also deserve special attention. Rules can vary by municipality, zoning district, condominium association and individual development. Kearney Township has been examining short-term-rental policy, while regional organizations have tracked differing regulations throughout Antrim County.

I also recommend confirming exactly what comes with the property when it comes to resort or club memberships. Shanty Creek's Mountain Creek Club offers membership options with benefits and discounts involving golf, skiing, dining, lodging and social events, but buyers should verify membership availability, transferability and current terms rather than assuming membership is automatically included with a purchase.

These details may not be the most exciting part of buying a vacation home, but they can make a big difference in whether a property is truly a good fit.

Is Living Near Shanty Creek Right for You?

The best way I can describe the Shanty Creek area is that it gives you options.

Maybe you want a condo where you can lock the door and leave. Maybe you want a golf-course home where you can spend summer mornings outside. Maybe your goal is acreage and privacy. Or perhaps you are looking for a full-time home where Bellaire's small-town atmosphere and Northern Michigan recreation become part of your everyday life.

There is no single “best” Shanty Creek property.

There is only the property that makes the most sense for your lifestyle, budget and plans.

That's where I can help.

If you are thinking about buying near Shanty Creek Resort, selling an existing property, or simply trying to understand what your options look like, request a personalized Shanty Creek-area home search or property valuation. I can help you compare condos, golf properties, acreage, village homes and lake-area opportunities using current listings and recent comparable sales.

Northern Michigan real estate is local. The right search should be, too.
