Beyond Golf: Four Seasons Near Shanty Creek Resort | Bellaire MI
Beyond Golf: Four Seasons of Living Around Shanty Creek Resort
When buyers first tell me they're interested in a home near Shanty Creek Resort in Bellaire, Michigan, golf is often part of the conversation. And it makes sense. Shanty Creek has five championship golf courses, including Cedar River, Hawk’s Eye, The Legend, Schuss Mountain, and Summit.
But one of the things I love about this area is that golf is really just the beginning.
For buyers considering a Northern Michigan vacation home, family retreat, retirement property, primary residence, or a property that may be eligible for rentals under its specific rules, the bigger question is: What do you want your life here to look like throughout the entire year?
Around Shanty Creek, every season brings something different.
Spring: A Fresh Start to the Northern Michigan Season
Spring is when I think Northern Michigan really starts waking back up.
The golf courses begin drawing players back outside, trails become more inviting, and the lakes and rivers start calling. Shanty Creek's five golf courses provide plenty of variety, while nearby Glacial Hills offers more than 31 miles of hiking and mountain-biking trails just outside Bellaire. The resort also highlights the nearby Grass River Natural Area, with more than seven miles of trails through the Chain of Lakes region.
Spring can be an especially nice time for a weekend home or family retreat. You can come north, open the windows, get outside, and start enjoying the property without the intensity of the summer crowds.
And there is a real community component, too. In 2026, Short's Brewing Company celebrated its 22nd anniversary in downtown Bellaire with food, live music, and a full-day community event.
For buyers, spring is also a useful season to evaluate a property practically. How does the yard drain after snowmelt? What does the driveway look like? Are there signs of winter wear? Those details can be just as important as the view from the deck.
Summer: Golf, Lakes, Family and Time Outside
Summer is when the Shanty Creek lifestyle really shines.
Golf is obviously a major draw. In 2026, Shanty Creek hosted the Michigan PGA Open Championship at Cedar River Golf Course, along with golf schools, junior programs, tournaments, and other golf events.
But I would never tell a buyer to think of this area as only a golf destination.
Lake Bellaire and the surrounding Chain of Lakes provide opportunities for boating, fishing, kayaking and water recreation, while Torch Lake is also nearby. Glacial Hills adds hiking and biking, and the resort offers activities such as pickleball, tennis, disc golf and beach recreation.
Then there's downtown Bellaire.
For me, that's an important part of the appeal. Owning a home here isn't just about what happens inside the resort. It's also about being close to local restaurants, shops, outdoor businesses and community events. Shanty Creek specifically highlights downtown Bellaire and its craft-beverage scene, including Short's Brewing Company.
This is the season when a property can become the family gathering place—a home base for golf mornings, afternoons on the water, dinner in town and evenings around the fire.
If you're considering a property that may be rented when you're not using it, summer can also be an important time to understand how the property's specific association and rental rules work. Don't assume rental eligibility simply because another nearby property is being rented.
Fall: The Season That Sells Northern Michigan
Fall may be my favorite time to show buyers this area.
The golf crowds begin to thin, the air gets crisp, and the landscape around Shanty Creek becomes something completely different.
In 2026, Shanty Creek is offering scheduled fall chairlift rides on the Blue Chairlift at Schuss Village, providing 360-degree views of the surrounding fall colors. The resort is also promoting golf-cart color tours, Glacial Hills, Grass River Natural Area and scenic drives.
Downtown Bellaire also gets into the season with the Bellaire Harvest Festival, scheduled for September 26, 2026, featuring arts and crafts, food vendors, children's activities and a pet parade.
For a second-home buyer or retiree, fall demonstrates something important about this market: you don't have to be a golfer to enjoy living near Shanty Creek.
A home with a wooded setting, golf view, access to trails or proximity to Bellaire can be just as appealing for someone who wants to hike, entertain, explore the area or simply enjoy the changing seasons.
Winter: More Than a Ski Weekend
Once winter arrives, Shanty Creek transforms again.
Schuss Mountain offers downhill skiing and snowboarding across 42 runs, along with alpine tubing, snowshoeing and Nordic skiing. Shanty Creek currently lists 18 kilometers of groomed Nordic trails across the resort, while its winter offerings also include scenic Snow Glide Tours.
That makes winter particularly appealing for buyers who want a four-season property rather than a summer cottage.
A convenient condo can provide the lock-and-leave lifestyle some second-home buyers want. A larger home may make more sense for families who want to host holiday gatherings or ski weekends. And for someone considering full-time living, winter is an important reminder to evaluate the property as a year-round home—not simply a vacation destination.
How Lifestyle Affects Home Values Near Shanty Creek
When I talk with buyers about value around Shanty Creek, I don't think there is one simple formula.
Recent sales illustrate the range. A 2-bedroom, 2-bath condominium at 2100 W. Schuss Mountain Road sold for $275,500 on August 28, 2026. A 3-bedroom, 3-bath home overlooking Summit Golf Course sold for $605,500 on June 26, 2026. And a 3-bedroom, 2-bath home overlooking Summit Golf Course sold for $410,000 on February 20, 2026.
Those are individual transactions, not a prediction of what another property will sell for.
In my experience, the things I want buyers to examine closely include proximity to resort recreation, golf or water views, lake access, property condition, lot characteristics, HOA terms, rental rules, and year-round accessibility.
As a current snapshot, those three closed sales—dated February 20, June 26, and August 28, 2026—also demonstrate why comparing a condo with a single-family golf-view home isn't an apples-to-apples exercise.
Before You Buy, Look Beyond the View
A beautiful view can sell a property emotionally. I understand that—I've seen it happen.
But before making an offer, I encourage buyers to investigate the less glamorous details, too.
Ask about snow removal, road maintenance, seasonal landscaping, utilities, internet availability, heating systems and winter access. Review HOA documents carefully, including dues, restrictions, assessments and maintenance responsibilities.
If rental use is part of your plan, verify the property's current rental rules, minimum stay requirements and association policies before assuming the property can be rented.
And if you're buying a second home, think honestly about how often you'll use it. A smaller, low-maintenance condo may be a better fit than a larger home that requires constant upkeep.
A Four-Season Lifestyle and a Property That Fits It
That's ultimately what makes the Shanty Creek area so interesting to me as a Realtor.
You're not just buying proximity to a golf course. You're buying access to a lifestyle that changes dramatically throughout the year.
Spring brings renewal and trail time. Summer means golf, lakes and family gatherings. Fall brings incredible color and quieter days outdoors. Winter turns Schuss Mountain into a destination for skiing, snowshoeing and making new traditions.
If you're thinking about buying near Shanty Creek Resort or Bellaire, I'd love to help you explore what that lifestyle could look like for you.
Whether you're searching for a weekend condo, a family retreat, a retirement home, a primary residence or a property where rental use may be permitted, I can help you compare the options, understand the current market and look closely at the details that matter after the excitement of the first showing wears off.
If Northern Michigan has been on your mind, let's talk. Sometimes the best way to find the right property is to start by talking about how you want to spend your time here.
